Desert Ridge is a master planned community located in North Phoenix, south of Pinnacle Peak Road between Scottsdale Road and Cave Creek Road. The 5,700-acre community was started in the late 1990s and has recently been completed with the addition of Desert Ridge Aviano. Aviano's current population is just over 6,000 and about 30% of residents are under 18; the median age is 32.4. Children of residents attend schools that are part of the Paradise Valley Unified School District. Each neighborhood within the community has a park and trails for walkers and bikers.
Residents can shop for just about anything, dine, take the family to a movie at the Desert Ridge Marketplace. The District is a special section of the Marketplace geared to a younger,"hipper" crowd. It features an outdoor fireplace, an interactive fountain and videos running on a giant screen. A main stage presents live entertainment when weather permits.
The public Wildfire Golf Club, on the grounds of the Desert Ridge Marriot Resort, has two golf courses – an Arnold Palmer Signature Course and a Nick Faldo Championship Course. A driving range and practice green area are also available.
Aviano is composed of mainly singe family Tuscan and Spanish Colonial style semi-custom homes. These homes range from roughly $700,000 for about 2200 square feet to around $1,800,000 for 4000 plus square feet. Some of my clients we're lucky enough to buy into the first couple of phases of development have already recognized anywhere from $250,000 to over $700,000 in appreciation (most of which was made before they moved in or made a mortgage payment).
