AZ Central – Cottonwoods Resort next to Borgata seeks permits for major renovation

L169_CIFR0fd1f374f4b5b8f47cc01dbd4448df62Cottonwoods Resort and Suites, the decades-old retreat next to the Borgata in Scottsdale, is planning a makeover, pending approvals from Scottsdale and Paradise Valley.

Cottonwoods wants to remain “primarily a traditional Arizona casita-style resort, with a low-scale, secluded, lush green oasis ambience,” according to a report. The renovation aims to maintain the resort’s luxury status and competitiveness in the local market, it said.

The resort along Scottsdale Road north of McDonald Drive falls on the Paradise Valley/Scottsdale border.
Cottonwoods recently filed paperwork seeking a land rezoning from Scottsdale.

The goal is to redevelop 2.66 acres, at the southwestern corner of Scottsdale Road and Rose Lane, into office space, lobby and common area, and a new restaurant, according to a submittal to the city dated Dec. 16.

That property already is developed as a restaurant and lobby, the report says.

The request asks to rezone the land from resort residential zoning to planned unit development (PUD).
On its website, the city describes PUD as a “grouping of varied and compatible land uses, such as housing, recreation, commercial centers and industrial parks.” It is “intended to create a built environment superior to that which would be accomplished through conventional zoning districts.”

In Paradise Valley, the renovation calls for a remodel of 145 out of 171 existing guest rooms, as well as two new three-story buildings of 45 units each, and 42 lots housing new single-family homes and townhouses, a report says.

For the redevelopment, Cottonwoods is seeking a major amendment to its special-use permit. The Paradise Valley Planning Commission continued the case to Tuesday, Jan. 7, when a public meeting is scheduled.
A representative from the resort’s management company, Davidson Hotel Company, wasn’t immediately available for comment.

The resort just west of the Borgata retail center has operated for more than three decades without any major renovations, it said.

The Borgata, northwest of Scottsdale Road and McDonald Drive, is also undergoing a major transformation.
Scottsdale-based AV Homes Inc., known for its active-adult communities, is redeveloping the Borgata into a 218-unit condominium complex with underground parking.
