  • Currently there are 2237 single family homes available in Scottsdale through the MLS
  • 1 UDC homes in Kierland is on the market and there are four condos for sale in Kierland Greens and Kierand Heritage
  • Average days on market in Kierland is about 70 days on market with one home on the market for 670 days which was a condo in Kierland Greens
  • The average price per square foot for a UDC Home that is on the MLS is $240 per sqft
  • The highest recorded price for a UDC Home is $835k, the highest currently listed is $490k

Kierland Commons, best known for its retail space, has been open since 2000. The condos, the final piece of the 38-acre project, went on sale in 2005 with 30 available units.

AZ Central – Kierland ‘green’ office building sold

A Canadian real estate investment trust has purchased north Scottsdale’s MAX at Kierland office building for $79 million, a broker involved in the deal said Wednesday.

Artis REIT, based in Winnipeg, Manitoba, purchased the six-story, 258,000-square-foot “green” building, according to commercial real-estate firm CBRE.

CBRE brokers Barry Gabel and Mindy Korth in Phoenix and Kevin Shannon and Ken White in Los Angeles represented the seller, a joint venture between New York-based Clarion Partners and Dallas-based Trammell Crow Co.

MAX at Kierland, 16220 N. Scottsdale Road, was about 90 percent leased at the time of sale and garnered the highest price per square foot of any Phoenix-area multi-tenant office property sold since 2008, CBRE said.

AZ Central – Restoration Hardware to relocate to Scottsdale Quarter

A crosswalk linking Scottsdale Quarter to Kierland Commons has been popular with shoppers since it opened last fall.

Now one of Kierland’s stores, Restoration Hardware, is crossing the road for a new three-story space at Scottsdale Quarter on the corner formerly occupied by the short-lived Oakville Grocery, which was torn down last week.

Restoration Hardware plans to move by next year into a new, three-story building on the northeastern corner of Scottsdale Road and Butherus Drive.

“I would describe (the building) as an eclectic Italian-villa look,” said Scottsdale architect David Ortega, vice chairman of the city’s Development Review Board. “I think it works well with their corporate image.”

The board approved the building, designed by George Melara and Gwen Jarick of Nelsen Partners Inc., at its Feb. 16 meeting.

Ortega said it is unusual for a 2-year-old building like Oakville Grocery to be razed and replaced.

“It tells you how valuable things are,” he said. “It’s a prominent corner that’s a gateway for the whole Scottsdale Quarter.”

The new 22,405-square-foot building will have two main levels with a mezzanine and rooftop terrace. It will be just under 54 feet high.

Restoration Hardware, which features reproduction, vintage designs of home furnishings, is the latest of eight new tenants for Scottsdale Quarter.

Others include Bath & Body Works,Sephora, Sol Mexican Cocina, Carole’s Couture, Calvin Klein Performance,L’Occitane and Make Meaning, a craft-making space for children and adults.

Oakville Grocery loses suit

The open-air shopping district with more than 50 merchants has seen some churn in tenants since it opened in March 2009 during the recession. Oakville Grocery, one of the first tenants in December 2009, closed in January 2011 and the one-story building sat empty for nearly 14 months, longer than the store was open.

Kierland Crossing LLC, the entity representing Scottsdale Quarter, won a summary judgment in Maricopa County Superior Court last month against Scottsdale OG Inc., its principal Michael Webb, and Woodside Capital Partners, which developed the upscale grocery.

Webb’s Oakville Grocery at CityScape in downtown Phoenix also closed last fall after less than four months.

A Superior Court judge ordered Scottsdale OG to pay Kierland Crossing $3.7 million. and Woodside Capital to pay $750,000.

Oakville was to pay at least $33,097 in monthly rent for the 7,000-square-foot space at the Quarter. Kierland Crossing claimed it was owed $437,169 in unpaid rent and $7.7 million in accelerated rent.

“We are now moving forward to secure and collect on the $3.7 million judgment,” said Brian Cabianca, an attorney representing Kierland Crossing.

Store includes mezzanine

Glimcher Development Corp. of Columbus, Ohio, is the owner of the 28-acre Scottsdale Quarter.

Restoration Hardware, based in Marin County, Calif., will join other home-furnishing stores at the Quarter — Pottery Barn and West Elm.

Restoration Hardware officials did not return calls.
