Home Buyer Tips: Questions to Ask During the Inspection

 

It’s in an ideal neighborhood, and the asking price fits comfortably within your budget. The house offers everything on your wants list plus more. However, there’s one more important step before signing on the dotted line: the home inspection. To make sure you’re getting the right home and avoid any unexpected issues, you should be present during the inspection, observe, and ask your inspector questions about the condition of the home.

How Long Will the HVAC System Last?
The inspector should look for a heating, ventilation and air conditioner system (HVAC) maintenance sticker. It could indicate how long the pieces of the HVAC system might last. Most furnaces are good for around 15 years, while water heaters typically last 8 to 12. Air conditioning units often have a shorter life span. Spotting greasy, old-looking equipment could suggest the need for immediate replacement or emphasize the importance of a home warranty.

What Would It Take to Fix That?
The answer to this question should tell you the extent of work necessary to rehab a problem and who would be able to do it. If you feel up to painting a bathroom, the solution is paint and tools from a local home improvement or big box store. However, rewiring is probably best left to an electrician. The inspector might also be able to estimate how much a repair or replacement would cost. This will help you determine whether the property might put you over budget or what your budget should be to perform the work if you go through with the purchase. Estimates are also helpful when prioritizing any work that you decide to do and serve as a clue to future maintenance needs.

Is Mold a Concern Here?
Some homes may have a bit of mold that the owners have not dealt with yet (or might not even be aware of). In some cases, this may be a quick and easy fix. In others, this may be indicative of a bigger problem. Lack of air circulation and the presence of mold creates problems for the home’s inhabitants, appliances, carpet and walls. A home inspector can verify whether there is sufficient air exchange to permit proper air circulation, which discourages the growth of mold, and any changes required to get stale air out of the residence.

How Exactly Does That Work?
If you don’t know how a system or a part works, this is the time to ask. Home inspectors are usually eager to share what they know and act as a teacher. For example, many buyers have little knowledge of the parts of an air conditioning system or how to maintain them. If the inspector doesn’t know the names of system parts, that should be a sign for concern.

Can You Show Me the Problems?
Absent
digital photos in the inspector’s report, it’s a good idea to ask for a walk-through to point out each item listed as requiring additional inspection, repair, or maintenance. This is a real time saver when it’s time to negotiate or schedule the work.

Would You Recommend any Specialty Inspections?
A home inspection is a general look at a home’s structure and systems. At times, there may be parts of a home that warrant their own inspection to make sure everything is functioning as intended. Uncommon property structures such as a swimming pool require the services of specialized inspectors. With possible electrical issues, home inspectors often recommend bringing in a specialist as well. For help getting the right inspections on the home you’re considering, don’t hesitate to ask your inspector as well as your real estate professional.

Scottsdale’s number one outdoor lifestyle centers is Kierland Commons, located on the west side of Scottsdale Road and Greenway Parkway. The Commons prides itself on their dedication to sustainability and social conscious business policies, while simultaneously providing a luxurious shopping and dining experience to visitors.

 

The stores at Kierland Commons tend to be more higher end than many other mall in the Valley. A stroll through the corridors will lead you to find stores like Anthropologie, Coach, and Tesla. Looking for a dinner? Try the local favorites North Italia, Olive & Ivy, and Postino.

Scottsdale Quarter

 

Kierland isn’t the only outdoor shopping center in town. Scottsdale Quarter, just across the street from Kierland, is another local hotspot. This shopping center also features national retail options, such as H & M, GAP, and lululemon athletica. IT’s also a great spot to bring to kids for a treat – have dinner at Grimaldi’s Pizzeria and top it off with ice cream at Creamistry.

 

Other great restaurants in the area are two Fox Concepts, True Foods and Zinburger. The Quarter is also one of the few places to find an Apple store. Not looking to shop? Pop into the iPic Theater for some movie magic with the family.

High Street at City North

Further north in Scottsdale is – you guessed it – City North. And the center of the retail lover’s destination is HIgh Street. High street is another center with store outside, but is less like a mall and more like a district. Located off the Deer Valley exit North of the Loop 101 and the 51 north, this center is just a stone’s throw away from many popular Scottsdale attractions, including the Musical Instrument Museum and the Fairmont Princess Scottsdale hotel. Bring your significant other for date night at La Bocca or Blue Martini Cocktail.

Picking Where to Live

Scottsdale

Scottsdale is home to a little over 240,000 residents and is a hotspot for families. Though located east and northeast of Phoenix, it is known as the “Most Western Town in the West.” Scottsdale offers tons of great school districts, housing types and a booming entertainment district. Best of all, the housing market is on the rise. Hop on the Loop 101 or Loop 202 to take advantage of the 30 minute ride to downtown Phoenix for a morning commute.

Phoenix

Downtown Phoenix, the heart of the Valley just off the 202, has become increasingly an popular area due to the growth of ASU’s downtown campus. With more students and workers preferring to live closer to Valley transit systems and work, the housing market in historic Phoenix neighborhoods has seen a sharp increase. Depending on the time of day and job location, commuters are looking at a 15-25 minutes commute by car.

Glendale

One of the original suburb ‘pockets’ located West from Phoenix, Glendale was once no more than a mere stop on the way to Wickenburg along the US 60. Now, this bustling Westside city is home to over 240,00 residents. The city is comprised of a number of large neighborhoods, and is positioned west of the I-17 and east of Loop 101. That means Glendale is only a 20 minute drive to the heart of downtown.

Tempe

Home to Arizona State University’s main campus, Tempe is both a college town and suburban escape. Three freeways run through or border the city of Tempe, including the US 60, the Loop 202, and the southern part of the Loop 101. This makes travel through Tempe to other major cities a snap, with a 25 minute commute to Phoenix and a 18 minute drive to downtown Scottsdale.

Mesa

Mesa is often the first stop for many heading east. With a population of over 480,000 and a spread over 133 miles, Mesa is easily one of the largest cities within the Greater Phoenix area. The cost of living in Mesa is 5% lower than the national average, making that 30 minute commute to Phoenix and 20 minute commute to Scottsdale icing on the cake.   

Gilbert

Gilbert is another one of the Greater Phoenix area’s idyllic suburban cities. Located in the east valley, Gilbert is home to a combination of suburban homes and farmland. The local school district is above average, making Gilbert one of the premier locations for families. Roughly 40 minutes from Phoenix but 30 minutes from Scottsdale, the drive from Gilbert is a breeze on the Loop 202 or US 60.

Choosing How to Travel

No matter where you live, it’s always best to have a commuting plan. Phoenix is laid out in a grid system, making general directions and distances pretty simple for commuters. And thanks to the many multi-lane freeways that run throughout the Greater Phoenix area, it never takes too long to get from one city to the next.

Driving

With a metro area so spread out, driving may seem like the first and most desirable option. If this is the case, commuters should consider investing in an ideal commuter car. Invest in a car that’s comfortable, fuel efficient and has a enough space for the whole family. In Arizona, 22.8% of household own at least one car – higher than the national average.

Public Transportation

The Valley Metro has a number of bus routes that can take commuters all across the valley. There are also neighborhood circuits that cost a dollar or under in Glendale, Scottsdale, and Tempe.

As of 2018, the US Census Bureau announced that the Phoenix metro area is the sixth most populous

The Metro Light Rail currently extends from the tip of Glendale at Metrocenter Mall and runs all the way to Mesa, passing through the heart of downtown Phoenix and Tempe. There are currently plans in the works for extending the lightrail all the way to the Cardinals Stadium.

Biking

Cities all across the greater Phoenix area have become increasingly bike friendly over the past few years. Scottsdale, Tempe, and Phoenix have all begun campaigns to increase bike networks, teach cycling skills and enforce new bicycle laws to encourage the use of bikes throughout the city. Many neighborhoods have even widened roads and added bike lanes to busy streets.
