Kierland Market Update – April 2020

  • Currently there are 1329 single family homes and 582 condos/lofts available in Scottsdale through the MLS.
  • Active listings are rising daily with 1200 new listings in Maricopa in the past two weeks
  • Kierland is still holding on record high prices for both single family homes and town homes.
  • Only 6 UDC (only four single level) homes in Kierland are on the market and there are 28 condos for sale in Kierland Greens, Kierland Heritage and Optima Kierland
  • Average days on market in Kierland is about 82 days on market with one home on the market for 98 days which was a condo in Kierland Greens
  • The average price per square foot for a UDC Home that is on the MLS is $274 per sqft
  • The highest recorded price for a UDC Home is $865k, the highest currently listed is $849k

 

With interest rates at an all time low and only a few UDC homes on the market, simply put NOW is the time to sell if you live in Kierland (as the data shows).  With our prime buying season in full swing, now is the time make the move!  Below are a few examples of homes that have sold and/or that in pending status. So far in December Kierland has: 1 MLS Listing has gone under contract in the last 30 days;

  • 6401 E. Gelding Dr 2667 sqft (Listed for $714k and Sold For $648k in 160 days)
    • These were the only closings in March
    • Market showing signs of slowing down while the world addresses Corona

  • 6405 E. Gelding Dr 2667 sqft (Listed for $679k and is currently Pending in 157 days)
  • 14435 N. 66th Pl 2883 sqft (Listed for $825k and is currently Pending in 19 days)
