What Sellers Are Asking
About 152 properties were listed in mid August 2026, split roughly 62 single family and 90 attached. Asking prices run from around $345,000 at the Belcara entry point up past $5.2 million for waterfront custom homes. The single family median asking price sits near $1,100,000 and the condo median near $497,000.
The community covers 4,236 acres, 67 subdivisions and 11 lakes, with most homes built between the early 1970s and the mid 1980s. Master association dues run $265 a year for 2026, which is low for a community with this much water and greenbelt.
What Homes Are Closing For
The median sale price for July 2026 closings landed at $995,000, up 4.2 percent year over year, with an average of $1,150,000. Homes are taking about 62 days to sell.
Price per square foot is the one figure to treat carefully. Public sources for McCormick Ranch range from about $467 to $655, and the high end looks out of step with the $462 that Central Scottsdale as a whole reported. A working figure near $490 to $500 matches the recent closings better.
Months of supply also splits by source, at 3.0 on one read and 4.4 on another. Either way, McCormick Ranch is closer to balanced than the rest of Scottsdale, where active listings are up 31 percent year over year.
Market Outlook
There is a genuine catalyst here. Diversified Partners is converting an office park at Scottsdale Road and McCormick Parkway into The Lakefront at Scottsdale, roughly 100,000 square feet of waterfront restaurants, boutique retail, wellness tenants and Class A office, plus a small marina with Duffy boat rentals. Construction starts this quarter and phase two follows in early 2027.
Projects like that tend to lift the streets closest to them first. If you have been thinking about selling near the Scottsdale Road side of the community, the next 18 months are worth watching closely.
For buyers, remember that about 62 percent of active Central Scottsdale listings have already taken a price cut. Sellers are negotiating. Just do not expect the same flexibility on a well priced lakefront home, because those still move.
