North Scottsdale will soon see a new $1 billion sustainable mixed-used development called Optima McDowell Mountain Village on the southeast corner of Scottsdale Road and the Loop 101 Freeway. The 22-acre site is expected to break ground in late spring/early summer 2023, featuring six concrete-framed mixed-used buildings containing 1,330 luxury residents and 36,000 square feet of commercial and retail space. Optima has designed the buildings to reflect the desert landscape with bronze glass, railings, and planters.

 

Designed by award-winning architects David C. Hovey and David Hovey, Jr., the eight-story buildings will have stepped and undulated landscaped facades echoing the shapes of the nearby McDowell Mountains. This all-inclusive, amenity-rich community will have four buildings devoted to 970 luxury apartments and two with 420 condominiums for sale. Residences will feature a mix of studio, one-, two-, and three-bedroom units ranging in size between 775 and 2,205 square feet. Optima is expected to offer some premium units for sale, including top-floor penthouses.

 

Ground-Level Open Space

The development will evoke a sense of openness, as 75% of the space on the ground level will be open. Parking will be 100% underground. A lushly landscaped central courtyard with indigenous plants, trees and shrubs will include seating areas with firepits.  The property will feature a bicycle/pedestrian path that connects to the bicycle paths envisioned by the City of Scottsdale Bicycle Master Plan. Optima McDowell Mountain’s unique aesthetic includes outdoor terraces for every unit edged with trailing native plants cascading down the buildings.

 

High-End Amenities

Homeowners and visitors will enjoy amenities like fine restaurants, charming cafes, a boutique spa and convenient office spaces. Each building will have its own amenities, including a rooftop recreation space. Among the features are:
