Buyers who seek a Phoenix locale yet want affordability can find them at Desert Ridge and Aviano. These two planned communities located north of where State Route 51 intercepts the Loop 101 Expressway are mixed-use developments with single-family homes, condos, townhomes, parks and sports facilities, commercial and office space, plus a high-end resort and spa. Construction began in 1996, with some undeveloped home sites still available today.

 

Neighborhoods for Everyone

Desert Ridge has over 30 subdivisions within the master community. Some are gated, while others evoke the golf lifestyle, bordering on the JW Marriott Desert Ridge Resort & Spa courses. Aviano comprises the northwest section, divided into Aviano at Desert Ridge, a single-family development built by Toll Brothers in 2004 with homes averaging several million dollars, and a townhome community called the Villages at Aviano with homes averaging in the mid $500,000s. Residents of this area enjoy resort-style amenities.

Popular areas also include the area named Fireside south of Deer Valley Road, including Copperview, Scarlet Ridge, Saguaro Valley, and Crimson Point. Golf course communities are Glen Eagle Golf Community, Desert Ridge 4, Ironwood Greens, and Lockwood Estates.

 

Luxury and Relaxation at JW Marriott

Few planned communities can claim a full-service resort and spa, plus two championship golf courses within their boundaries. Yet, that’s just what the JW Marriott Desert Ridge Resort & Spa offers. The Wildfire Golf Club offers two 18-hole courses, one designed by Arnold Palmer and the other by Nick Faldo. Tune up your pickleball game at the new Pickleball Center that offers 17 lighted courts and group and individual instruction in world-class facilities. The resort also has the full-service Revive spa, tennis courts, a water complex with five pools, water slides, and a lazy river, plus eight dining options.

 

Upscale Shopping Center and Independent Boutiques

Head to the south end of Desert Ridge for shopping, dining, entertainment, and healthcare. The open-air Desert Ridge Marketplace is a favorite destination for shoppers in North Scottsdale. This 1.2 million-square-foot commercial development offers a wide range of stores, along with outdoor fireplaces and entertainment. It’s the place to be on weekends. You’ll find stores like Kohl’s, Target, Barnes & Noble, Xi Clothing, the AMC Dine-In Desert Ridge 18 Theaters, and the Keg Steakhouse, Yardhouse, and Islands Restaurant. The nearby High Street Shopping Mall offers boutique shopping and restaurants like Ocean Prime, Humble Bistro, and the Boozy.

The quirky Musical Instrument Museum is also nearby, as are several medical office complexes and the Mayo Clinic Phoenix.

 

Parks and Recreation

Most Desert Ridge residents have a park or a hiking trail within minutes of their homes. The most notable is Aviano Park and Community Center. The park includes tennis courts, basketball courts, a pool, and a playground, while the community hosts various classes and local events. Fireside Community Basketball and Court serve the southern end of the development and includes extensive walking/biking paths and a community center. Other parks include Small Aviano Park, Adobe Park, Cashman Park, and Deer Valley Park, Wildcat Ridge Community Park, and, Reach 11 Recreation Area.

As you are probably aware, the market is starting to change back to what is considered to be a “normal market” with short sales and foreclosure appear to be a thing of the past.  Throughout the valley we are seeing an increase in inventory as well as slower sales cycles for the homes that are on the market for the most part. But NOT in Desert Ridge homes are selling in 65 days or less for record prices!!!

The average market time on market in Desert Ridge single family home is roughly 60 days according to MLS data.  In addition, we are also seeing an average price per square foot for properties that are currently on the market of $205, as well as an average of roughly $220 per sqft for homes that have recently sold. With over 50 single family listings for sale in Desert Ridge on the MLS (not including condos or town homes) is why you need more than ever a Realtor that knows the Desert Ridge –Phoenix market place so that your property will sell in a timely manner and for the right price.

With housing inventory on the rise as well as the market showing signs of improvement now is the time to sell and/or consider an upgrade!  Below are a few examples of homes that have recently sold or that are currently on the market in Desert Rige for your review:
