Ahwatukee Custom Estates is the part of Ahwatukee where no two houses match. It’s a collection of 556 individually designed homes spread across 16 sub-communities, set right along the southern edge of South Mountain Park in Phoenix (ZIP 85044). So instead of a builder’s three or four floor plans repeated down the street, you get homes that reflect whoever designed and built them, often on lots of half an acre or more.

The neighborhood sits in the original Ahwatukee planned community, roughly around 36th Street and Knox Road, with Equestrian Trail as one of its main streets and the Warner-Elliot Loop and I-10 close by. That mix of mountain backdrop, bigger lots and quick freeway access is why the area has held its own as one of Ahwatukee’s higher-priced pockets for decades.

Homes and Architecture

Most homes here were built from the late 1970s through the 1990s, with some newer builds and remodels mixed in (resale records show construction dates from about 1979 to 2018). Because each lot was built out separately, styles range from Southwest contemporary and Santa Fe to Tuscan-influenced and more modern updates. Many homes are single level, while hillside lots sometimes bring two-story designs or even basements, which are unusual in the Valley.

Here’s what buyers commonly see in current and recent listings:

  • Living space of roughly 4,000 to 5,500 square feet is typical, with some homes smaller and a few much larger
  • Lots of about half an acre are common, and some parcels run close to an acre or more
  • Four to six bedrooms, often with split bedroom wings or guest suites
  • Pools and spas, sport courts, RV gates and three- or four-car garages
  • Occasional vacant lots for buyers who want to build their own custom home

As of September 2026, active listings in Ahwatukee Custom Estates run from about $1.2 million to roughly $2.1 million, and recent sales have mostly closed between about $1.1 million and $1.45 million. Meanwhile, a vacant lot of nearly an acre was listed at about $600,000, which gives you a sense of what land alone costs here. Price differences come down to size, lot, views, and how much updating a home has had.

Market Overview

Inventory in Ahwatukee Custom Estates is thin, which is normal for a custom neighborhood of this size. In late September 2026 there were only about five homes on the market at a time, with a similar number under contract. Well-prepared homes have tended to go under contract within a few weeks, and months of supply has been below two, so conditions lean toward sellers for homes that are updated and priced right.

That said, the sample is small, and a single large sale can swing the averages. Homes with original 1980s kitchens, older roofs or aging HVAC systems usually take longer and sell at a discount to renovated homes nearby. So comparing recent sales on your specific street or sub-community matters more here than neighborhood-wide medians.

Amenities and Lifestyle

The biggest amenity is right out the back door. South Mountain Park/Preserve covers more than 16,000 acres and has over 100 miles of trails for hiking, mountain biking and horseback riding, according to the City of Phoenix. As a result, a lot of residents here start their mornings on the trail instead of in the car.

Beyond the mountain, owners in Ahwatukee Custom Estates also have:

  • Membership in the Ahwatukee Board of Management master association, whose community center includes a pool, six tennis courts, basketball courts, a park and a community garden (some classes carry fees)
  • Access to the master association’s RV storage park, subject to availability
  • Shopping, dining and grocery options along the Ray Road and Warner Road corridors
  • Nearby golf and the rest of Ahwatukee’s parks and trailheads

One piece of local history: the Frank Lloyd Wright Foundation’s “House of the Future,” designed by Charles Schiffner of Taliesin Associated Architects and completed in 1980, was built on Equestrian Trail. It’s still privately owned today, and it says a lot about the design-first spirit this part of Ahwatukee started with. Buyers who like this setting often also look at Desert Foothills, another established Ahwatukee neighborhood tucked against South Mountain.

Schools and Location

Ahwatukee Custom Estates is served by the Kyrene School District for elementary and middle school and the Tempe Union High School District for high school. Kyrene Centennial Middle School and Mountain Pointe High School are both less than a mile from much of the neighborhood. Note that Kyrene de la Colina, which many listings still show as the assigned elementary school, closed at the end of the 2025-26 school year, and its students moved to Kyrene de la Esperanza. So always confirm current school assignments directly with the district.

Getting around is easy. Sky Harbor Airport is roughly 12 miles away, about a 15 to 20 minute drive in normal traffic via I-10. Old Town Scottsdale is about 23 miles away, usually around 30 to 35 minutes. Tempe, Chandler and downtown Phoenix are all within a short freeway drive too.

Desert Foothills, the rest of original Ahwatukee, and Tempe and Chandler are all close by.

What types of homes are available in Ahwatukee Custom Estates?

Every home here is a custom single-family home, so styles vary from Southwest contemporary and Santa Fe to Tuscan and remodeled modern. Many are single level with about 4,000 to 5,500 square feet, four to six bedrooms, pools and large garages, while hillside lots sometimes have two-story plans or basements. Vacant lots come up occasionally for buyers who want to build.

How much do homes in Ahwatukee Custom Estates typically cost?

Home prices in Ahwatukee Custom Estates vary considerably depending on the sub-community, size, lot, views, renovations and amenities. As of September 2026, current listings typically range from approximately $1.2 million to $2.1 million, although larger or fully renovated homes on bigger view lots can exceed $2 million. Recent sales have mostly landed between about $1.1 million and $1.45 million.

Does Ahwatukee Custom Estates have an HOA?

Yes. Homes belong to the Ahwatukee Custom Estates association, which is professionally managed and runs an architectural review committee with its own guidelines and approved paint colors. Owners are also members of the Ahwatukee Board of Management master association, which maintains common areas and drainage channels and runs a community center and RV storage park. Ask for both sets of documents and fee schedules during escrow.

Is Ahwatukee Custom Estates gated?

Ahwatukee Custom Estates is generally not treated as one single gated community, although online sources disagree on this point. Many homes do have gated driveways, RV gates or walled courtyards for privacy.

Through the Ahwatukee Board of Management, owners also have access to a community center with a pool, tennis and basketball courts, a park and a community garden, plus an RV storage park. Most homes add their own private pools, spas and sport courts.
